What the service does

Our service is an AI agent that an apartment owner runs over WhatsApp. You tell it about the apartment; it writes the ad, produces text to publish, answers enquiries from the details you gave, screens against the criteria you set, schedules viewings from the times you keep updated, and gathers the candidates for you. Alongside it we run an apartment listings site that is open to everyone.

Who becomes the tenant is your decision, always. The agent presents — you decide. That is a boundary rather than a working style: we do not pick a tenant and we do not commit to anything on your behalf.

The service is for apartments in Israel and for the local market.

What the service is not

• We are not a licensed real-estate agent and we hold no broker's licence. We do not represent you, and we do not represent the other side of a deal.
• We are not a party to the contract you sign with your tenant, and we guarantee neither side.
• Nothing the agent writes is legal, tax or financial advice.
• The agent does not negotiate money and does not draft legal text. That is a rule in code — a message that reads like haggling over a price is handed to you before the model ever sees it.

How this service is classified under the Israeli Real Estate Brokers Law, 1996, is under legal review. What is true today, and stated here plainly: we hold no broker's licence, and we represent neither side of a transaction.

Who operates the service

The legal entity that operates this service, its registered address and a contact mailbox are not published here yet. We are not inventing them. Until they are, the way to reach us about anything is the agent on WhatsApp — see «Contact» below.

Who may use it

• You must be 18 or over to use the service.
• To run the agent on an apartment you must be its owner, or authorised by the owner to let it, and entitled to advertise it.
• The phone number you write to us from is what identifies you to us — there is no password and no further check inside the conversation. Do not forward sign-in links the agent sends you: they are personal, and meant for your device only.

What is on you

• Prices, dates and lease terms the agent states come from what you told us and what is stored — it quotes the record and does not invent. So the accuracy of what you gave us is yours, and a change takes effect only once you have told us.
• You confirm that you are entitled to let and to advertise the apartment, and that the photos and documents you upload are yours or that you have permission to use them.
• A screening criterion that discriminates unlawfully is not accepted into the system. We check that on the way in, not only in conversation.
• The service may not be used for anything unlawful, for misleading advertising, for impersonation, for harassment, for sending unsolicited messages, or for automated collection of the listings site’s content.

The rules the agent runs under

• The agent says it is an automated agent and not a person, on first contact, and links to the privacy notice.
• Figures, dates and contract terms come from the record in the system and never from the model.
• When a decision is yours, or when something falls outside the script, the conversation is handed to a person. That is code and not model judgement — it cannot be overridden.
• stop works at every point, always.

The agent is software, and software gets things wrong. If something it wrote looks wrong to you, the record in the system and the documents that were signed win over any chat message — and we want to hear about it.

Publishing the ad, and the listings site

We produce ad text for you and a WhatsApp link that identifies the apartment. You publish it wherever you choose.

The publishing rules of any platform you paste that text into are between you and them. We are not a party to them and we do not post on your behalf.

The apartment is also published on our site, at no cost. You can close it at any moment — tell the agent.

• The listings site is open to everyone, and no account is needed to search.
• Some listings are apartments we manage, and some are public ads we read from other sources. We do not verify a listing's content, and we do not verify who posted it.
• A listing can change or close at any moment, and there is no guarantee that an apartment you saw is still available.

Money

The owner pays, never the tenant. Israeli law forbids passing broker fees, the owner's legal fees or insurance on to the tenant — and that includes anything payable to us.

We have not published a price list, and there is no billing path in the service today. If and when a charge is set, it will be shown to you explicitly and will need your agreement first.

Searching the listings site is free.

What you upload

The photos, documents and text you send stay yours.

You give us permission to use them to run the service: to write and publish the ad, to show it on the listings site, and to pass a document to someone you have approved to receive it. Nothing beyond that — we do not sell content and we do not let others use it for their own purposes.

Who sees what, which providers are involved in running the service, and how long each document is kept are all set out in the privacy notice. Personal documents are deleted automatically at the end of their retention window.

Availability, faults and changes to the service

The service is provided as it is. We do not commit to uninterrupted availability or to a response time.

The channel the agent speaks on is WhatsApp, which is operated by Meta. A fault, a block or a policy change there affects the service and is not within our control.

We change and improve the service constantly, and sometimes remove things from it. Parts that are still being built are marked as such where they appear.

Stopping, deleting and leaving

• To stop messages: write stop to the agent. It always works.
• To delete your data: the full instructions are here.
• There is no commitment period and you can stop using the service whenever you want. Things already in motion — an ad that is live, a viewing that is booked — do not cancel themselves; tell the agent and we will close them.
• We may stop serving anyone who breaches these terms, uses the agent to harass people, or puts others using the service at risk.

Liability

What can be said with certainty: we are not a party to the deal, we do not choose the tenant, we do not ourselves verify the documents we receive, and we guarantee neither side. The checking and the choosing are yours.

The scope of liability and any limit on it are under legal review and have not been drafted here. Until they are, this page relies on no exclusion of liability at all.

The governing law and the competent forum are under legal review. The fact itself is simple: the service is operated in Israel and is for apartments in Israel.

Changes to these terms

When the wording changes, the version number and the update date at the top of the page change with it. The text shown here is the text that applies.
