Gabbai says it's an automated agent
"An automated agent, not a person" — on first contact with every renter, with a link to the privacy notice.
The numbers come from the system
Prices, dates and lease terms are given by you and stored by us. Gabbai never invents them.
The AI presents, you decide
We never pick a tenant and never commit on your behalf. Ever.
No negotiating, no legal drafting
Gabbai never negotiates money and never drafts legal text — not today, and not once the closing step arrives.
Handing over to a person is code
When a decision is yours, or something leaves the script, the conversation comes to you. The model cannot switch that off.
The owner pays, not the tenant
Israeli law forbids passing brokerage fees to the tenant — and that includes what we're paid.
What does it cost
At this stage the service is free of charge, and three things are already true.

- If and when a fee is set, the owner pays — never the tenant. Israeli law forbids passing agency fees to the tenant — and that includes any payment to us.
- When you’re charged
- There is no billing in the service today. If and when a fee is set, it will be shown to you explicitly and your consent will be required first.
- You can stop
- There is no lock-in, and you can stop at any point. Anything already in motion — a published ad, a booked viewing — we close together.

Who we are
balabyte is an Israeli product for the Israeli market. We build and operate Gabbai — the agent that talks to enquirers — and the listings site the apartments are listed on.
What we do
We write the ad from the details you gave us, produce a version for each platform, answer every enquiry, screen against your criteria and book viewings in the slots you set.
What we don’t do
We represent neither you nor the other side, we never negotiate money, and we never write legal documents. We are not a licensed real-estate agency and hold no agency licence.
When Gabbai escalates
When a decision is yours, or when something leaves the script, the conversation comes to you — on WhatsApp, at the number you signed up with. That is code, not the model’s judgement.
We don’t have a monitored mailbox right now, and we’d rather say so than publish an address nobody reads. Everything reaches us through Gabbai on WhatsApp, from the number you wrote to us from. The full terms.
The apartment is occupied? That's a normal case
Most apartments are re-let while someone still lives in them. We coordinate it, so you're not the middleman between two tenants.

- Move-in matched to move-outThe new tenant's move-in date is aligned to the move-out.
- The coordination goes through usThe handover between outgoing and incoming tenant is coordinated by us, not by you.
